Smart People: Water the plants, Keep the Receipt, Refrigerate after opening. . . and ask what a Real Estate Agent can and will do for them to Sell their property or help them find and Purchase a new home.
"They don't do a @*!% !!! thing! Why, they just stick a sign in the yard and make easy money. I could do their job any day of the week". Well, you probably could do the job your Agent does; but would you really want to -- because it won't be just any day of the week. If an Agent intends to be successful at the profession --which means working hard for, caring about and satisfying each one of a number of clients, mortgage lenders, appraisers and countless other associates, it will prpbably be EVERY DAY of the week as well as most nights, weekends, holidays, anniversaries, special occasions, sick days, ice or snow days and unpiad vacation days.
Understood, there are real estate agents, and there are earnestly, dedicated Real Estate Agents; just like Doctors, Lawyers and Indian Chiefs. Here's our 'VeryTerry' list of some, but not all of the things you can or should expect from your real estate Agent. This list is comprised of things that are normally expected of a good Agent, who is working in your behalf - a no-nonsense professional who will work for a Client before, during and after the times already mentioned. It's really just what we mean by "VeryTerry" -- the 'very' way we believe real estate should be done.
To serve Clients and stay competitive in the profession, today's good Real Estate Agent is expected, assumed, requested, required, offers to and/or is demanded to perform, be knowledgeable of or have access to a raft of information: Brokerage service, tax rate advisor, appraiser, mortgage lender, financial planner, legal expert, credit counselor, city planner (fortune teller), building inspector, chauffeur, shuttle service, travel agent, tour quide, delivery person, order taker, public relations expert, therapist, marriage counselor, family doctor, nurse, babysitter, advertising executive, general contractor, construction estimator and superintendent - also expert, muliti-talented sub contractor, including locksmith, yard person, scientist for alarm systems and programable thermostats.
Agents have often been perceived as the bad guy when interest rates go up, the bad guy when your house doesn't sell by 10 AM the day after next, even the bad guy when your're discouraged about looking at too many properties that are too many dollars over your budget. It's helpful if the talents of your Agent include being a diplomat, a negotiator, a referee (similar to those used in the Roller Derby and Monday night wrestling) and in general, a walking bureau of information for everything about anything that has to do with the property you'll be investing your hard earned and carefully saved dollars to purchase -- even to which Buyer's check is good and which other Agents Buyer is really serious.
A good Agent (certainly the kind you want) is expected to know about schools - public and private, public utilities, crime rates, world affairs, this weeks jail term for this weeks Environmental Protection Agency violations, future roads and zoning developments that may or may not affect the subdivision you're visiting on Sunday; transportation, shopping, tennis teams, day care centers, soccer, T-Ball teams and requirements, how many subterranean termites it takes to eat a whole house in North Georgia, every homeowners' association formed since 1926 and what kind of fences they don't allow, should you water and fertilize Bermuda grass before, during or after mowing, the best place in town to buy pizza, if you can buy beer on Sundays - in which counties, and at least two dozen other skills and talents that haven't even been mentioned.
So, when you wonder what a Real Estate Agent does to earn a fee - just ask - you're certainly entitled to know. Yes, we do work, and like most of our Clients, we work hard for our compensation and most of all 'your satisfaction' is really important to each one of us.
